Absent: Bill McIntyre.

Call To Order And Welcoming Remarks
 The President called the meeting to order at 6:07 PM.
Minutes Of Last Meeting
Were accepted with the correction that the more formal lease agreement with the town and the hope for funding for repairs are not linked to each other and so were placed in separate sentences.
Treasurer's Report
 Was deferred.
Public Comment
Gail Melix of the Cape Cod Friends Meeting: Gail was here as a member of the Quaker Meeting Group. They would like to use the house on Sunday mornings for their meetings. They have been a couple times and are very pleased with the location. The Quakers are a small group and they are willing to pay the cost of the utilities needed to keep the house heated and comfortable for the meeting. They have a couple of concerns:
1] They would like permission to put up a sign announcing this is the site of the meeting on the days they are there.
2] They would like to have a second key.
3] They wonder if they can switch out the permanent table in the meeting room with a folding one.
4] They have typed up a non-binding agreement for us to peruse and approve.
After discussion we agreed to items 1, 2 and 4 with the addition in the liability clause that we are not liable for neither property nor personal loss and injury. We cannot agree to #3, and the table will stay for now. All passing items passed unanimously. After discussion it was felt that the religious nature of the group presented no problem with our charter.
Jacque Morin, builder: Presented his plans to develop a site adjacent to the new soccer fields as a 40B affordable housing development. He presented a plan for single family detached homes with layout and unit size similar to the affordable housing development near the post office. There is also an alternate plan for condominium development. The ground water will be treated on the site. Mrs. Anderson expressed concern that the treatment might not be adequate in the long run. As this is relatively close to the well fields, it was generally felt this was an area of concern, although Mr. Morin believed that the ground water flowed in the other direction from the well on this land, and so runoff was unlikely to affect the well field.. Mr. Morin hopes we will support him in his plan to build affordable housing in the location. Leah and Craig pointed out that the specific plan was not final and we would only be approving a generic 40B for the site. Debbie felt that without further details it would be imprudent to approve this. Mr. Morin was thanked for his presentation without further action promised by the Board.
Seth Duguay, chiropractor: Presented the final plans for his office building expansion. He states that the neighbors are generally supportive of the project with the possible exception of Mrs. Dick who is concerned regarding the possible obstruction of her view. Dr. Duguay stated that as the plans are now, her view would not be affected. He showed us the site plan and blue prints and the Board was favorably impressed. (These plans were signed and dated by the Secretary, Ann Trout.) Kevin Galvin, a neighbor voiced his support for the expansion. Craig motioned, and it was seconded and unanimously passed to support the plan. The Secretary will write a letter of support to the Zoning Board.
Correspondence
 This year’s tax document was given to the treasurer. A request for a donation to the post prom party “Celebration” was received and a donation of $100 was passed unanimously
Town Council Report
Leah Curtis:
 Reported on another proposed housing project. “Whaleport” at the site of the old sand pit at Long Pond Farms. This is a site that has been tied up in litigation for some time, but now a developer is interested in building a 40B on the 19.3 acres available. This is located on the north side of Wakeby Road. He proposes 96 units with 48 detached and 48 condominiums. 25% will qualify for affordable housing and there will be approximately 5 dwellings per acre in the detached section. Several present questioned who would be responsible for cleaning up the old industrial site. Evidently, there are ongoing negotiations between the seller and the developer to address this issue. Leah states that the Town seeks our input. Craig notes he would prefer detached over condos. Possible traffic and water quality issues were also raised. The primary concern was the feasibility of cleaning up the site.
 AHOD has been tabled for now as consensus could not be reached on the ground rules for this type of district.
 A vote on the tax rate is coming up.

Burgess House: Bob Frazee presented a rough draft of a list of needs for the house and the barn (for our use). A mailbox was added to the list. There will be another work party this Saturday to try to get more repairs done before the weather closes in.

Scholarship: Two scholarships of $750 are to be given this year.
Local Comprehensive Plan: No news.
